Estates Manager (Building Fabric & Hard FM)\n\nLocation: Birmingham\nHours: Monday – Friday, 08:00 – 16:00\nSector: Healthcare Estates / Facilities Management\n\nLead Maintenance Delivery Across One of the UK's Most Complex Healthcare Estates\n\nAre you an experienced Estates, Facilities or Hard FM Manager looking for a role where you can make a genuine impact?\n\nWe are seeking an Estates Manager to lead the delivery of building fabric maintenance services across a major healthcare estate. This position assumes responsible for managing in-house teams, specialist contractors and critical maintenance activities across a complex operational environment where reliability, compliance and service excellence are essential.\n\nThis role offers the opportunity to work within a challenging and rewarding healthcare setting, leading maintenance operations that directly support frontline clinical services and thousands of building users every day.\n\nThe Opportunity\n\nAs Estates Manager, you will take ownership of the building fabric maintenance function, ensuring planned and reactive maintenance programmes are delivered safely, efficiently and in line with contractual and statutory requirements.\n\nYou will lead multi-disciplinary teams, manage specialist contractors, oversee compliance and audit activities, and drive operational performance through the effective use of CAFM systems and maintenance data.\n\nThis is an excellent opportunity for an experienced maintenance leader who enjoys balancing strategic planning with operational delivery and wants to play a key role in maintaining a critical estate.\n\nKey Responsibilities\n\n * Lead and manage building fabric maintenance teams across the estate.\n\n * Ensure all planned preventative maintenance (PPM) and reactive maintenance activities are completed within KPI and SLA requirements.\n\n * Manage specialist contractors and supply chain partners delivering fabric and building-related services.\n\n * Drive compliance with statutory regulations, company procedures and contractual obligations.\n\n * Monitor performance through CAFM systems and digital maintenance management tools.\n\n * Conduct audits, inspections and compliance reviews across maintenance activities.\n\n * Support contract management, tender reviews and service improvement initiatives.\n\n * Manage team performance, development, appraisals, absence management and training programmes.\n\n * Deliver toolbox talks and technical training to support workforce development.\n\n * Investigate and resolve incidents of non-compliance and implement corrective actions.\n\n * Act as a key operational contact during estate incidents and emergency situations.\n\n * Support leadership teams with technical reports, recommendations and operational planning.\n\nWhat We're Looking For\n\nWe would like to hear from candidates with experience in:\n\n * Estates, Facilities Management\n\n * Hard FM Operations, BFM, BSM\n\n * Healthcare, PFI, Defence, Education or other critical environments\n\nYou will ideally have:\n\n * Strong knowledge of CDM Regulations and Facilities Management compliance requirements.\n\n * Experience managing multi-disciplinary maintenance teams.\n\n * Previous responsibility for delivering maintenance services within complex or critical environments.\n\n * Experience managing contractors, contracts, audits and compliance programmes.\n\n * Knowledge of building fabric, estates engineering or building services maintenance.\n\n * City & Guilds or equivalent technical qualification in a relevant discipline.\n\n * Full UK Driving Licence.\n\nDesirable Experience\n\n * NHS or healthcare estates experience.\n\n * Understanding of PFI environments and healthcare operational delivery.\n\n * Awareness of the Building Safety Act and associated regulations.\n\nWhy Apply?\n\nJoin a large-scale, technically complex healthcare estate.\n\nLead a critical service that directly supports patient care and operational continuity.\n\nWork within a collaborative and highly skilled estates team.\n\nOpportunity to influence operational standards, compliance and service improvements.\n\nSecure, long-term position with genuine responsibility and visibility.\n\nIf you're an experienced Estates or Facilities professional looking for your next leadership challenge within a critical environment, we'd like to hear from you
